Rent

Your rent is payable weekly in advance on a Monday. If you want to pay your rent for periods longer than a week, you must do so in advance. You can pay your rent at local office or by:

  • Plastic Swipe Card: You can use your plastic card to pay your rent at any Post Office or any shop or garage displaying the Paypoint sign. To pay your rent this way:
      • Give your card and payment to the cashier or shop assistant
      • Your payment will be entered on their computer and automatically sent to us
      • You will get a receipt to show you have paid. Keep it safe, just in case
  • Direct Debit: If you have an account with a bank or building society, you can pay this way. Your account will then be debited 12 times a year with your rent calculated on a calendar-monthly basis. So, if your weekly rent is £50 your monthly payment will be: £50 multiplied by 52 weeks = £2,600 divided by 12 months - Monthly payment = £216.67. Monthly DD can be set up on the 1st, 15th or 28th of the month and we can also set up weekly DD- If you decide to pay your rent this way, please contact us for a DD mandate and we will make all the arrangements with your bank or building society.
  • Housing Benefit Direct: If you are receiving Housing Benefit, you will get a payment every 4 weeks from the Council. You can tell the Council to pay your Housing Benefit direct to Cadwyn HA, a service that many tenants find convenient. Most of our tenants pay their rent this way.
  • Post: Cheques should be crossed and made payable to Cadwyn Housing Association Limited. Please make sure you write your name and address on the back of the cheque. Do not send cash by post.
  • Pay on-line at www.allpayments.net, using your debit or credit card. You will need your 19-digit payment number found on your plastic rent swipe card as well as your debit or credit card in order to make payments using this website. This payment option is FREE for tenants to use and is available 24 hours a day, 7 days a week. If you wish to pay online, please click on the next link to be redirected to www.allpayments.net, our internet payment facility, and follow the easy to use on-line instructions to make your payment.
  • Pay by Telephone Through the Allpay.net Interactive Voice Response (IVR) Telephone Payment Service using your debit or credit card. You will need your 19-digit payment number found on your plastic rent swipe card as well as your debit or credit card in order to make payments using this service. If you wish to pay by Telephone Payment Service, please ring 0844 557 8321 and follow the easy to use instructions to make your payment. This payment option is available 24 hours a day, 7 days a week. Alternatively, you can ring Customer Services and we will take the payment from you and enter directly onto the Callpay system using your 19- digit payment number found on your plastic rent swipe card.

Rent Account Statements

We will give you an account statement every quarter (approximately Nov, Feb, May & Aug). The statement will show details of all rent payments received and the balance of your account. If you do not agree with the final balance, or if you have any general queries about the statement, please contact us straight away.

What to do if you have problems paying your rent?

Contact us as soon as possible; depending on your circumstances we may discuss a repayment agreement to clear the arrears. Click here for contact details regarding Rents and Service Charges.

Keep to your agreement in order to clear the arrears in the time specified. If you miss payments then contact us to discuss how you intend to clear your arrears.

Make sure you are claiming all the benefits you are entitled to. If you are not sure what benefits you are entitled to contact one of our advisors at Cadwyn or contact one of the benefit advice centres noted in our useful contacts at the back of your handbook.

When claiming benefits notify them immediately of any changes in your circumstances to avoid any overpayments that will be claimed back from you, changes may include;

o    More/less income.

o    More/less savings.

o    People moving in/out.

o    Children reaching the age of 18 or If any member of the household starts/finishes work

o    Source of Income

You can check your entitlement to HB and CTB on the web calculator on the Cardiff council site:

You can input the information and it will give you an estimate of HB and CTB.

When claiming benefit you must answer all the questions they ask and provide all the necessary information for them to deal with your claim. You must respond to them quickly, usually you have 2-4 weeks to respond to their queries, failure to reply may result in your claim being cancelled and you may lose out on benefit.

 

Prioritise the debts to do with you home such as rent, council tax, gas, electric.
